Buying or Selling in Northfork

The Northfork Homeowners Association does not include Preserve at Northfork or Northfork Meadows. If the property in question is south of Alpine Road, you are on the wrong website.

Communicating with Northfork Homeowners Association

The business address of the Northfork Homeowners Association is: P.O.Box 415, Anoka, MN 55303. Our email address is NorthforkHA@gmail.com. Please use the email address for document requests and routine communications. Email is checked often and replies are typically sent after a few business days. There are 274 homeowner lots in Northfork. The NFHOA staff (except the Accountant) are all homeowner-volunteers. The NFHOA does not maintain a physical office or a phone.

Buyers

Feel free to peruse the public areas of this website. There is a lot of information here you may find useful. When you become a homeowner and register your email with the NFHOA, you will have access to the Members Only section of the website, which includes neighborhood maps, notices, newsletters and meeting minutes. As of 2025 the Annual dues are $252, paid every January (subject to up to 5% annual increase).

Dues Current Letter

The NFHOA Accountant will provide to homeowners a free copy of a homeowner’s current statement indicating whether dues and any other assessments are current.

Governing Documents

Northfork is a homeowners association which is governed by three documents: The Articles of Incorporation, Bylaws and Declarations (Covenants). These can be found on this website. Realtors - Your clients should be provided with copies of these documents. Note: The Governing Documents found on the NFHOA website are copies, and in the case of the Covenants edited copies, of the documents on file with the property records at the Anoka County Courthouse. Title Companies – To be absolutely sure you have true and correct copies of these documents to give to your clients, you should obtain them from Anoka County Records directly. There is also a Supplemental Declaration (Supplemental Covenant) associated with every lot. Determine which one applies to the property of interest using the process described on the website. Note: Some of the Supplemental Covenants include property-specific restrictions. Be sure you have the correct supplement by matching the Northfork “addition” named in the supplement with the addition listed on the property record. Or obtain the supplement from Anoka Records directly.

Registering with Northfork Homeowners Association

Covenants Section III.3.1.b requires every homeowner to register with the homeowners association. Failure to do so may result in loss of voting privileges and loss of communication. At or after closing please send an email providing the following information to NorthforkHA@gmail.com: Name(s) of new Owner(s) Property Address Owner Email Address (up to two) Cell Phone (up to two) For non-resident owners, please also provide the owner’s mailing address.

Sellers

The Homeowners Association would appreciate a courtesy heads up that you intend to sell your home. Just drop us a note at NorthforkHA@gmail.com. This helps us keep track of ownership changes when new owners fail to register. Email us know if you have any questions.

Financial Statements

The Northfork Homeowners Association publishes a copy of each end-of-year financial condition in the PowerPoint presentation given at the annual Spring homeowners meeting. These slides comprise the minutes of the homeowners meeting and can be viewed in the Members Only section of this website. (See the minutes for the most recent annual meeting.) Periodic Treasury Updates are also listed. When a homeowner requests a financial statement, the NFHOA sends the information available in the Members Only section of the website, at no charge.

Realtors and Closing Company's Info Requests

While homeowners can request financials and dues current statements at no charge, requests for other information, or requests by other than homeowners incurs a $350 fee. This often occurs when closing companies send questionnaires or forms to be filled out by the NFHOA to support closing. The fee compensates for the time required to research, gather documents and complete and return the forms, and is due at closing.

Rules & Regulations

Another important document is Rules and Regulations, which can also be found on this website. These mainly apply to the Common Areas. But there is also a rule that prohibits the keeping of any kind of livestock on homeowner properties. Realtors and Closers – Please download a copy from the website for your client.
